OF AMENDMENT: To revise Section IV-B-1 of the <br /> Subdivision Regulations to clarify the <br /> application of minimum lot area standards. <br /> IMPACTS/ISSUES: On August 5. 1986. the Board of Commissioners <br /> adopted the Joint Planning Area Land Use Plan, <br /> including a minimum lot required lot area per <br /> dwelling unit of two (2) acres. This action was <br /> reaffirmed on October - 13 r 1986 when the <br /> Commissioners adopted the text of the Joint <br /> Planning Area Plan. .. <br /> The County Attorney . has Indicated that the <br /> two-acre standard can . be enforced, . (See <br /> attached letter of 10-3-86.) Several references, <br /> including Section III-B-I and Section IV of the <br /> Subdivision Regulations. and Articles 7.1 and <br /> 7.4 of the Zoning Ordinance/ indicate that <br /> subdivisions and planned' - developments, <br /> respectively, must comply with the <br /> "comprehensive plan" . <br /> While such references indicate- that compliance <br /> with the two-acre standard is required, 'a direct <br /> statement to that effect - is needed. <br /> Furthermore. Orange County's Subdivision <br /> • Regulations are " enforced in the Town of <br /> Hillsborough. and specific language is necessary <br /> to indicate that lot " areas for 'subdivisions <br /> within the Hillsborough planning jurisdiction <br /> must meet ' the . standards set forth .in the <br /> Hillsborough Zoning Ordinance. _ <br /> EXISTING ORDINANCE PROVISIONS: The existing provisions of <br /> Section IV-B-1 are as follows: <br /> IV-B-1. LOT STiNDARD-S, . <br /> • The minimum lot size shall ' be <br /> determined by, the waste disposal and <br /> water supply system, and shall comply <br /> with the appropriate Zoning Ordinance <br /> where applicable. <br />
