Ordinance to add dimensional requirements , <br /> to Article 5.1.1, Schedule for. Residential <br /> Development, and Article 5.1.2. Schedule <br /> for Non-Residential Development, for the <br /> proposed new Rural Buffer CRS) District, <br /> IMPACTS/ISSUES: On August 5, 1986, the Board of Commissioners <br /> adopted the Joint Planning Area Land Use Plan. <br /> including a minimum required lot area per <br /> dwelling unit of two (2) acres. This action was <br /> reaffirmed on October 13. 1986 when the <br /> Commissioners adopted the text 'of - the Joint <br /> Planning Area Plan. . <br /> The County. Attorney has indicated that the <br /> two-acre standard can be enforced. <br /> Nevertheless, specific provisions do not exist <br /> in the Zoning Ordinance which identify <br /> dimensional requirements for lot area, lot <br /> width, setbacks, etc. Consultation with the <br /> County Attorney indicates a need to provide such. • <br /> requirements in a manner consistent with other <br /> zoning district provisions. . <br /> To provide some indication of the impact of the <br /> proposed amendments, particularly the two-acre <br /> minimum lot size requirement, data was collected <br /> on the number of parcels above and below 80.000 <br /> square feet in area. (80,000 Square feet is <br /> approximately two acres.)- The data collected <br /> . from the Orange . County Land Records System . - <br /> indicated that 48% of the parcels identified had <br /> lot areas of less than • 80,000 square feet, - (See - - <br /> attached data sheets.) In other . words, <br /> approximately 48% of all lots in the proposed <br /> Rural Buffer district would be nonconforming. <br /> under the two-acre standard.
