• egveubbu ultuI NANcE `AM 1 e 'r , <br /> ORDINANCE: Zoning Ordinance . <br /> REFERENCE: Article 4 - Establishment of Permitted Use Table <br /> ( ` 11 <br /> (New Article 4.2.1 - Rural Buffer) <br /> ORIGIN OF AMENDMENT: Staff_ .Planning Board X BOCCPublic <br /> Other: <br /> - <br /> STAFF PRIORITY RECOMMENDATION:_X_,High .Middle Low <br /> Comment: . <br /> EXPECTED PUBLIC HEARING DATE: November 24, 1986 - <br /> ************************************* <br /> PURPOSE OF AMENDMENT: To revise Article 4 of the Zoning <br /> Ordinance by renumbering Articles 4.2.1 " <br /> • through 4.2.4 to Articles 4.2.2 through <br /> 4.2.5, respectively, and adding a new <br /> Article 4.2.1 Rural Buffer (RB) This <br /> amendment would establish the Rural Buffer <br /> district within the Zoning Ordinance, <br /> including a definition of the district, <br /> criteria for application of..the district, <br /> and a list of uses permitted by right and <br /> by issuance of-a Special Use Permit. <br /> IMPACTS/ISSUES: On August 5, 1986, the Board of Commissioners <br /> adopted the Joint Planning Area Land Use Plan. <br /> including a minimum required. lot size per <br /> dwelling unit of. two (2) acres. This action was <br /> reaffirmed on October 13, 1986 when the <br /> Commissioners adopted the text of the Joint' <br /> Planning Area Use Plan. <br /> The County Attorney has indicated that the <br /> two-acre standard can be enforced in the case of <br /> any subdivision which has not received <br /> preliminary plat approval and in the case of a <br /> planned development. (See attached letter.) <br /> Nevertheless, specific provisions do not exist <br /> in the Zoning Ordinance which define the Rural <br /> Buffer district, provide criteria for district <br /> application, and identify permitted uses. <br /> Consultation with the County Attorney indicates <br /> a need to provide such provisions in a manner <br /> consistent with similar requirements for other <br /> zoning districts. <br /> EXISTING ORDINANCE PROVISIONS: None V ' <br /> PROPOSED ORDINANCE REVISIONS: The proposed wording for the V V <br /> new Article 4.2.1 Rural Buffer (RB) District is <br /> as follows: _ <br /> • <br />
