As part of the Plan, a <br /> Rural Buffer land use designation was approved <br /> with a minimum lot size requirement of two (2) <br /> acres per dwelling unit. <br /> The area in question is located adjacent to the <br /> Towns of Chapel Hill and Carrboro and is bounded <br /> generally by Interstate 40, Clyde Road. Eubanks <br /> Road, Rogers Road and Homestead Road on the <br /> south; Cornwallis Road, Murphey School Road. <br /> Brockwell Road. the University Railroad, N.C. <br /> 86. Davis Road and Tree Farm Road to the north; <br /> the Durham County line to the east; and Dodsons <br /> Crossroads, Carl Durham Road and Ferguson Road to <br /> the west. The area also includes the portion of <br /> Orange County known as the "Southern Triangle" <br /> bounded by the Durham and Chatham County lines. <br /> and the Town of Chapel Hill extraterritorial <br /> planning jurisdiction. <br /> The present zoning of the area is <br /> Agricultural-Residential (AR) and Rural <br /> Residential (R-1) . Portions of the area situated <br /> in University Lake watershed are also located in <br /> overlay zoning districts, Protected Watershed <br />
