„ 702 ME 586 <br /> improvements made to the premises shall be made at the <br /> expense of Lessee . All such improvements which are made to <br /> the premises which cannot be removed without damage to the <br /> premises shall become a part of the premises and upon the <br /> termination of this lease shall be the property of Lessor. <br /> Any additional ad valorem taxes resulting from any permanent <br /> improvements to the premises shall be the responsibility of <br /> the Lessee . <br /> From and after the time Lessee takes possession of <br /> the premises it shall be the responsibility of Lessee to <br /> maintain the premises in a neat, clean and orderly condition <br /> at all times . Roadways , parking areas , and other public <br /> access ways shall be maintained by Lessee . Fences installed <br /> on the premises by Lessee shall also be maintained by Lessee . <br /> 4 , Taxes . Lessor agrees to pay all taxes and <br /> assessments during the term of this lease, including but not <br /> limited to municipal , county and state taxes assessed against <br /> said premises which are incident to the ownership of said <br /> premises. <br /> 5 . Insurance and Indemnity . Lessee shall , at <br /> Lessee ' s expense, obtain and keep in full force during the <br /> term of this lease a Comprehensive Public Liability policy <br /> with limits of $300,000/$300 ,000 for personal injury or death <br /> and $100 ,000 for property damage .
