same development. <br /> 047 The Board of Commissioners tabled the item, <br /> directing staff to provide information regarding <br /> the number of subdivisions approved and developed <br /> in phases and which had received sketch plan <br /> approval for final phasing prior to the August 5, <br /> 1986 date. <br /> IMPACT: The Planning Department has reviewed major <br /> subdivision applications submitted for sketch <br /> plan approval and found 12 subdivisions which <br /> received such approval prior to August 5, 1986. <br /> Of the total, one sketch plan was approved in <br /> 1983, one plan in 1984, five plans in 1985, and <br /> the remainder (5) in 1986. Of all sketch plans, <br /> only one, Fox meadow Subdivision, is being built <br /> in phases in addition to Mel-Oaks. The sketch <br /> plan for Phase IV of Fox Meadow received approval <br /> on May 7, 1986 (42 one-acre lots) . <br /> RECOMMENDATION: Recommend approval of policy revision <br /> which would permit Mel-Oaks Phase IV and Fox <br /> Meadow Phase IV to receive approval based on lot <br /> size standard (40,000 square feet) in effect at <br /> time of sketch plan approval. No other phases of <br /> these subdivisions are proposed. All other <br /> subdivisions must have received preliminary plat <br /> approval prior to August 5, 1986. <br />
