Drew Lane and Drew Lane <br /> 1.1 Extensions will be constructed to NCDOT standards. <br /> RECOMMENDATIONS: The Planning Board recommended approval of the Preliminary <br /> Plan on October 20, 1986 contingent upon the following <br /> conditions: <br /> ( 1 ) indicate that this 1' s "Phase II " of Homestead Hiilis Sub- <br /> division . <br /> (2) Revise plans to provide radius (2207 ) in second curve as <br /> recommended by NCDOT. <br /> (3) Provide dedication of additional five (5 ) feet of right- <br /> of-way from Lot 1 . Carrboro recommended 20 feet to <br /> dedicate half of a 100-foot right-of-way. The Chapel <br /> Hill --Carrboro Thoroughfare Plan designated Homestead <br /> Road as a minor thoroughfare (collector street) . Orange <br /> County requires a 70-foot right-of--way for collector <br /> streets or five (5) additional feet on both sides of an <br /> existing sixty-foot right-of-way . <br /> (4) Payment in lieu of dedication ( $2455) or dedicate 13,690 <br /> sq.ft. of land to Orange County for expansion of <br /> Homestead Community Building property. Requirement is <br /> based on 1 /35th of an acre per dwelling unit or lot. <br /> Recreation Department has indicated desirability of 34 <br /> foot wide strip from Lots 6 and 7. A strip of that <br /> width would reduce area of Lot 6 to 35 ,505 sq.ft. , <br /> making it nonconforming. Given the circumstances if <br /> dedication is provided, the applicant Is given an op- <br /> tion. <br /> (5 ) That a landscaping plan be submitted showing trees to <br /> be preserved upon project completion, specifying their <br /> location and approximate size. Plans shall be prepared <br /> and trees preserved in acordance with Section IV-B-8 <br /> of the Subdivision Regulations. <br /> (6) Provide a 30' easement/pedestrian walkway so that resi - <br /> dents of the subdivision can walk to the public recrea- <br /> tion area from the cul -de-sac without having to walk <br /> along Homestead Road (SR 1777) as recommended by the <br /> Recreation Department. <br />
