The access road connects to U.S. 70 at the southwest <br /> intersection corner of U.S. 70 and Interstate 85 in Eno Town- <br /> ship . The property is known as Lot 77 and 77A of Tax Map 25 . <br /> The property is located in an area designated Twenty Year <br /> Transition and Commercial - Industrial Transition Activity Node <br /> in the Orange County Land Use Plan. The present zoning <br /> classification of the property is Rural Residential (R-t ) . The <br /> applicant is requesting the lot be rezoned to General <br /> Commercial--4 (GC-4) . <br /> IMPACT: Approval of the request would allow development of the full <br /> range of commercial uses at this location . Properties to the <br /> east and west of the tract are zoned GC-4. Rezoning of the <br /> property would allow for the development of the site as a <br /> single commercial project or, alternatively, the subdivision of <br /> the property into individual lots for commercial development. <br /> RECOMMENDATION: The Planning Department recommends denial with resubmission <br /> as Planned Development. <br />
