Sunset Ridge - Preliminary <br /> Presentation by Kirk . <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Sunset Ridge subdivision . <br /> The property in question is located in Cheeks <br /> Township along the south side of West Lebanon Road <br /> (SR 1306) between Mill Creek Road and Doe Run Road. <br /> It is referenced as Lot 29 on Tax Map 6. The <br /> subdivision will be served by Sundown Drive, a <br /> proposed public road to be constructed to state <br /> standards . The tract is bordered by undeveloped and <br /> residential land . <br /> There are 14 lots proposed out of 14.76 acres with <br /> an average lot size of .96 acres excluding rights- <br /> of-way. The property is zoned rural Residential (R- <br /> 1 ) and is designated Rural Residential in the Land <br /> Use Plan . <br /> A 1985 traffic count on SR 1306 (West Lebanon Road) <br /> indicated 700 trips per day just west of SR 1342 <br /> (Frazier Road) . An additional 140 trips per day <br /> would be generated by this subdivision. <br /> There are no streams located on the property. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan subject to the lot lines being <br /> shifted to obtain the minimum road frontage required <br /> for Lot #3. <br /> Shanklin inquired the minimum frontage for lot 13. <br /> Kirk responded that an R-1 designation requires that <br /> frontage along the road itself be 80% of the . <br /> required width for the lot which Is 1301 at the 401 <br /> building setback line. <br /> Walters asked about access to the property behind <br /> this subdivision . Kirk responded that when the <br /> right--of-way was dedicated the property behind would <br /> have access through the proposed road. <br /> Shanklin noted that Lake Michael was south of this <br /> property .
