It is referenced as lot 29 on <br /> Tax Map 6. The subdivision will be served by Sundown Drive, <br /> a proposed public road to be constructed to state standards. <br /> The tract is bordered by undeveloped 'and residential land . <br /> There are 14 lots proposed out of 14.76 acres with an average <br /> • lot size of .96 acres excluding right-of-way. The property <br /> is zoned Rural Residential (R-1 ) and is designated Rural <br /> Residential in the Land Use Plan. <br /> IMPACT: A 1985 traffic count on SR 1306 (West Lebanon Road) indicated <br /> 700 trips per day just west of SR 1342 (Frazier Road) . An <br /> additional 140 trips per day would be generated by this sub- <br /> division . <br /> There are no streams located on the property. <br /> RECOMMENDATION: The Planning Staff recommends approval of the Preliminary <br /> Plan subject to the lot lines being shifted to obtain the <br /> minimum road frontage required for lot 13. <br /> The Planning Board recommended approval subject to the Plan- <br /> ning Staff recommendation and the condition that all lots get <br /> access from Sundown Drive. <br />
