Section <br /> IV-B-2, Land Suitability , of the Subdivision Regulations <br /> contains a mandate to the Planning Board to consider the over-. <br /> all design of a subdivision in light of the suitability of the <br /> land for development. Land suitability includes an investi- <br /> gation of historic sites and unique natural areas. Although <br /> information has been available through a variety of local and <br /> State agencies. it has never been compiled in one source, <br /> making it difficult for the Planning Department and the Plan- <br /> ning Board to adequately assess the impact of subdivision <br /> proposals on such resources. Furthermore, similar mandates are <br /> not present in the Zoning Ordinance. <br /> IMPACT: In May of 1986 , an inventory of cultural, historical, recrea- <br /> tional. biological and geological significance was completed. <br /> Incorporation of the document into the Land Use Plan represents <br /> an important first step in insuring the protection and/or <br /> preservation of significant natural and cultural resources. If <br /> approved, specific mechanisms such as incentive zoning. density <br /> transfers and cluster development can be developed and/or <br /> utilized through which to achieve this goal. In addition, <br /> public and private agencies and organizations can be contacted <br /> for assistance in maintaining and managing significant areas. <br />
