ORANGE COUNTY PLANNING BOARD . <br /> FROM: EDDIE KIRK • <br /> DATE: AUGUST 8, 1986 - <br /> SUBJECT: ALLEN AND DORIS TURNER REZONING DEVELOPMENT IMPACTS <br /> WATER AND WASTEWATER SERVICES <br /> The nearest water line In the area is a 16-Inch line on Highway <br /> 70 extending from Durham to the Durham Dog Kennel . The Turner <br /> property would thus be served by an individual well (s) . <br /> An 8-inch gravity sewer . line is proposed to be constructed into <br /> Orange County from Durham in the late spring or early summer of <br /> 1986. However, the line will only extend to the intersection of <br /> U.S. 70 and N.C. 751 . The tract will , therefore, be served by ant <br /> on-site septic system. A letter has been received concerning the <br /> existing septic system. The system is functioning properly, <br /> however, no further information has been received on the <br /> suitablity of the remainder of the site for on-site wastewater <br /> systems. <br /> ROADS/TRAFFIC <br /> The property is located on a gravel State-maintained access road <br /> leading to U.S. 70 at the southwest intersectional corner of <br /> U.S. 70 and Interstate 85. The tract has 320 feet of road <br /> frontage on the access road, 220 feet of which is maintained by <br /> the NC Department of Transportation . (SEE VICINITY MAP) <br /> The latest traffic information is from a 1982 NC DOT traffic <br /> count. The information indicated a count of 5800 trips per day <br /> on Highway 70 at the Durham County line. Traffic generated by <br /> development of the site could range from 3,311 trips per day for <br /> an office use to 20,460 trips per day for a complex of retail <br /> stores with a common parking area . (no one store has more than <br /> 100,000 square feet of gross floor area) . <br /> It is unlikely, however, that the property would be developed to <br /> • <br /> • <br />
