Conclusion and recommendation - - - <br /> • <br /> Data: - <br /> • <br /> The existing road is an NCDOT gravel road with approximately <br /> 18 feet of gravel pavement and variable shoulder and ditch <br /> dimensions. The road is two lane but is not striped for lanes. . <br /> The site distances for the most- part are good and fall below <br /> critical vertical. alignment factors specified by NCDOT. The - <br /> alignment and grades. do not affect the current flow of traffic. <br /> There are two on-grade crossings of the very lightly used (once <br /> per week) Southern Railroad tracks. The crossings are not <br /> automatically controlled, but do provide good sight distances <br /> and. proper crossing alignments. _ - <br /> . Traffic projections indicate that the proposed lane - <br /> distribution is not. constant. The inbound lanes carry the _ <br /> majority of traffic in the morning and the outbound lanes carry <br /> the traffic in the afternoon. There are no traffic - <br /> interruptions due to the volume of traffic. he number of - <br /> . trucks is approximately 2%. of the total traffic, and is not a - _ <br /> factor during the peak .periods of the day. <br /> Actual traffic counts are broken down on an hourly .basis in <br /> . Appendix A. The counts were made at the entrance of :the - <br /> . development. - <br /> : Proposed Develoament: <br /> The proposed development contains 78 acres of undeveloped <br /> woodlands and is proposed to . be developed into approximately. 40 <br /> single family lots, 1.2 townhouse rental apartment units, and 26 <br /> senior citizen townhouse cluster homes, for a total of 78 <br /> residential units on 78 acres or one unit per acre density. <br /> Site amenity features will include horse and farming . <br /> facilities to remain, a 2.5 acre lake, picnic area, riding . <br /> trails, garden plots and playground. The development will be - <br /> nearly self-sufficient from the standpoint of active and passive <br /> recreation uses. • <br />
