RECREATION FACILITIES <br /> 1027 <br /> Proposed recreation facili ties inclu de a community building 1 <br /> housing the homeowners ' association office, art and music <br /> "facilities, meeting rooms , library, worship facilities , after <br /> school and summer camp facilties ; pond and dock facility; <br /> outdoor amphitheater ; camping and picnic sites ; tot lot ; <br /> hiking and riding trails ; farm and stable; and community <br /> garden. All recreational facilities will be under the <br /> ownership and maintenance responsibilities of the Homeowners ' <br /> Association. <br /> • <br /> Students from this development would attend Grady Brown <br /> Elementary School for grades H-5 , Stanback Middle School for <br /> grades 6 and 7, Stanford Junior High School for grades 8 •and <br /> . 9 and Orange High School for grades 10 -- 13 . Although not <br /> commenting on the specific impacts of this development, Mr . <br /> Ira Tsollinger, Assistant Superintendent for Instructional <br /> Services for the Orange County School District , has indicated <br /> that the Orange County School District is reaching capacity <br /> for instructional classroom space (SEE ATTACHED LETTER) . <br /> Using. the proposed 35 dwelling units and a multiplier of .232 <br /> for two bedroom single-family units this development would <br /> generate an additional 8.12 school-age children. <br /> A private elementary school and day care facility known as . <br /> the Emerson Waldor School is proposed for a ten acre tract <br /> recently subdivided from the property in question. Site and <br /> construction plans have been approved by the Planning <br /> Department and the N.C. Department of Insurance for the <br /> elementary school facility. An application for a Class B <br /> special use permit for the day care facility has been <br /> submitted for consideration by the Orange County Board of <br /> Adjustment. The day care facility must be approved by the <br /> N.C. following construction and prior to occupancy of the <br /> facility. <br /> BELA110=1P BETWEEN_LLAN1LM _ZQNINQ QUI E <br /> The property is located within the Rural Buffer. The Rural <br /> Buffer designation corresponds with the Residential-1 (P.-1) <br /> zoning district. The property is also proposed as Rural <br /> Buffer on the proposed joint planning area plan. <br /> EEFUITIED_VBEE <br /> The purpose of the Residential-1 (R--1) zoning district is to <br /> provide for single-family residential development on minimum <br /> 40 , 000 square foot lots . - <br />
