This agenda item is to consider approval of the <br /> Preliminary Plan for Red Hill Estate Subdivis?.on. <br /> • The property in question is located in Little River <br /> Township along the south side of Bill Poole Road <br /> (SR 1536) and Hopkins Road (SR 1537) at the <br /> intersection. It is referenced as part of Lot 5 on <br /> Tax Map 13. All lots are proposed to have state <br /> road frontage. The tract is bordered by residen-- <br /> t i.al and undeveloped wooded land. <br /> There are eight (8) lots proposed out of 14.82 <br /> acres with an average lot size of 1.85 acres <br /> excluding the right-of-way. Little River Township' <br /> is not zoned and the property is located in an area <br /> designated Agricultural Residential in the Land Use <br /> Plan. <br /> A 1985 traffic count on SR 1536 (Bill Poole Road) <br /> indicated 90 trips per- day just east of SR 1538 <br /> (New Sharon Church Road) and 30 trips per day just <br /> • west of the Durham County Line. An additional 76 <br /> trips per day would be generated by this subdivi- <br /> sion. <br /> There are two minor streams flowing throughl the <br /> props-i::ty which require 30 foot drainage easements. <br /> Planning Staff recommended approval subject to the <br /> condition that the property lines stop on the <br /> right-of-way lines for Bill Poole Road and Hoplrins <br /> Road per recommendation from NCDOT. <br /> Best inquired the location of the power line <br /> easement.
