No <br /> • <br /> Attachment( s) µ�_ Information Contact: Eddie Kirk <br /> Checklist <br /> Vicinity Map <br /> Preliminary Plan <br /> Agency Letters <br /> �_~- <br /> Telephone Numbers � <br /> Hillsborough - 732-8181 <br /> Durham - 688-7331 <br /> Mebane - 227-2031 <br /> Chapel Hill - 968-4501 <br /> PURPOSE : To consider approval of the Preliminary Plan for Red Hilt <br /> Estate subdivision . <br /> NEED: The property in question is located in Little River Township <br /> along the south side of Bill Poole Road (SR 1536) and Hopkins <br /> Road ( SR 1537 ) at the intersection . It is referenced as part <br /> of lot 5 on Tax Map 13 . All lots are proposed to have state <br /> road frontage. The tract is bordered by residential and un- <br /> developed wooded land . <br /> There are eight (8) lots proposed out of 14.82 acres with an <br /> average lot size of 1 .85 acres excluding the right-of-way. <br /> Little River Township is not zoned and the property is located <br /> in an area designated Agricultural Residential in the Land Use <br /> Plan . <br /> IMPACT: A 1985 traffic count on SR 1536 ( Bill Poole Road) indicated 90 <br /> trips per day just east of SR 1538 (New Sharon Church Road ) and <br /> 30 trips per day just west of the Durham County line. An <br /> additional 76 trips per day would be generated by this sub- <br /> division . <br /> There are two minor streams flowing through the property which <br /> required 30 foot drainage easements. <br /> RECOMMENDATION: The Planning Board recommends approval subject to the <br /> following conditions: <br /> 1 . That the property lines stop on the right-of-way lines for <br /> Bill Poole Road and Hopkins Road (See NCDOT comment) . <br /> 2. That any power line easements be shown . <br />
