Manor Hill (Phase II) - Preliminary <br /> D RAFT Ph resentation by Collins. <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Manor Hill Subdivision -- Phase <br /> II. <br /> The property in question is located in Chapel Hill. <br /> Township on the west side of Mill House:: Road (SR <br /> 1725) . It is referenced as part of lot 25B of Tax <br /> Map 19. All lots would have access to the existing <br /> Manor Hill Court and Manor Drive (private) . The <br /> tract is bordered by undeveloped wooded land. <br /> Phase I of Manor Hill Subdivision was approved as a <br /> three-lot subdivision on May 26r 1986. <br /> There are 3 lots proposed out of 12.23 acres with <br /> an average lot size of 1.99 acres excluding the <br /> street right-of-way. The applicant has also shown <br /> .a reserved area of 3.67 acres. The zoning of the <br /> property is R-1 Residential. and the Land Use Plan <br /> designation is Rural Buffer. The R-1 zoning <br /> district classification requires a minimum lot size <br /> of 40.000 square feet or .092 acres. <br /> The Health Department has granted approval to all <br /> lots in the subdivision. Police protection would <br /> be provided by the Orange County Sheriff' s <br /> Department. while the fire protection would be <br /> provided by the New Hope Rural Fire District. <br /> The 1984 traffic count on Mill House Road (SR 1725) <br /> was GO trips per day. An additional 28 trips per <br /> day would be generated by the subdivision. Manor <br /> Drive and Manor Hill Court are constructed to Class <br /> B private road standards. <br /> An intermittent stream flows through the northeast <br /> portion of the tract and a 30-foot drainage <br /> easement has been provided. <br /> Planning Staff recommended approval . subject to the <br /> following condition: <br /> Flatten the curve on Manor Drive where. it i.nter- <br /> sects with Manor Hill Court in order to accommodate <br /> a road alignment which meets NCDOT minimum <br /> horizontal alignment criteria per Town of Carrboro <br />
