Margaret Lane <br /> Hillsborough, NC 27278 <br /> RE: Manor Hill Subdivision - Phase II Preliminary Plat <br /> Courtesy Review Subdivision <br /> Dear Jane: <br /> The Carrboro Town Staff has completed a review of the subdivision referenced above <br /> and offers the following comments: <br /> 1. The proposed subdivision is in an area that, in our jurisdiction, would <br /> likely be zoned R-40, and therefore would comply with minimum lot size <br /> requirements. <br /> 2. The private right-of-way for Manor Drive should be modified such that it <br /> is contiguous with the southern property line from S.R. 1725 to the south- <br /> west corner of lot 2. The present alignment of the private right-of-way <br /> will not accomodate a road alignment which meets NCDOT minimum horizontal <br /> alignment criteria. Proper alignment must be assured if this road were to <br /> be made public or improved to provide proper access to the properties to <br /> the west. <br /> An alternative to relocating the entire right-of-way would be to flatten <br /> the curve on Manor Drive where it intersects with Manor Hill Court. <br /> The Town of Carrboro will only recommend approval of the subject preliminary plat <br /> with the condition that the right-of-way is modified as indicated above. <br /> Lf you have any questions regarding any information in this letter, please do not <br /> hesitate to give me a call . <br /> Sincerely, <br /> qCgr-CIAatiCiMg)) <br /> G.
