It is referenced <br /> as part of lot 25B of Tax Map 19 . All lots would have access <br /> to the existing Manor Hill Court and Manor Drive ( private) . <br /> The tract is bordered by undeveloped wooded land . Phase I of <br /> Manor Hill Subdivision was approved as a three- lot minor sub- <br /> division on May 26, 1986 . <br /> There are 3 lots proposed out of 12.23 acres with an average <br /> lot size of 1 .99 acres excluding the street right-of--way. The <br /> applicant has also shown a reserved area of 3 .67 acres . The <br /> zoning of the property is R-1 Residential , and the Land Use <br /> Plan designation is Rural Buffer. The R-1 zoning district <br /> classification requires a minimum lot size of 40,000 square <br /> feet or 0 .92 acres . <br /> IMPACT: The Health Department has granted approval to all lots in the <br /> subdivision . Police protection would be provided by the Orange <br /> County Sheriff ' s Department, while fire protection would be <br /> provided by the New Hope Rural Fire District . <br />
