Soils are Georgeville with moderate <br /> limitations for septic tanks and slight limitations <br /> for dwellings. <br /> Planning Staff recommended approval. ' <br /> Collins indicated that Durham County Planning <br /> Department had been contacted and they indicated no <br /> - problems with the development even though some of <br /> the lots cross over into Durham County. They noted <br /> the development was consistent with their Draft <br /> Land Use Plan and development regulations. <br /> Collins indicated on a Durham County Tax Map there <br /> are two land-locked parcels to the east of the <br /> tract under consideration. He continued that the <br /> Board might wish to consider requiring a street <br /> stub-out to the eastern property line just north of <br /> lot 11 to provide access to a landlocked parcel and <br /> allow for future connection of Delvin Woods with a <br /> subdivision in Durham County further to the east. <br /> Kramer inquired of the applicant how he arrived at <br /> the lot sizes. The applicant responded that due to <br /> the cost of land and development costs, larger lot <br /> sizes would not be feasible. He continued that <br /> this particular area would not support a larger lot <br /> and still have affordable housing. <br /> MOTION: Shanklin moved approval. Seconded by Walters. <br /> Best moved for an amendment to require a stub-out <br /> for a 50 ° right-of-way north of Lot 11 and <br /> extending from Delvin Lane to the eastern prof rty <br /> line. Seconded by Pilkey. <br /> VOTE ON AMENDMENT: 5 in favor. <br /> 2 opposed (Walters, Shanklin) . <br /> VOTE ON MOTION <br /> AS AMENDED: 5 in favor. <br /> 2 opposed (Jacobs, Kramer) . <br />
