115
DRAFT PBM MINUTES 8-18-86 PAGE 13
There are no creeks or streams flowing through the
property. Soils are Georgeville with moderate
limitations for septic tanks and slight limitations
for dwellings.
Planning Staff recommended approval. '
Collins indicated that Durham County Planning
Department had been contacted and they indicated no
- problems with the development even though some of
the lots cross over into Durham County. They noted
the development was consistent with their Draft
Land Use Plan and development regulations.
Collins indicated on a Durham County Tax Map there
are two land-locked parcels to the east of the
tract under consideration. He continued that the
Board might wish to consider requiring a street
stub-out to the eastern property line just north of
lot 11 to provide access to a landlocked parcel and
allow for future connection of Delvin Woods with a
subdivision in Durham County further to the east.
Kramer inquired of the applicant how he arrived at
the lot sizes. The applicant responded that due to
the cost of land and development costs, larger lot
sizes would not be feasible. He continued that
this particular area would not support a larger lot
and still have affordable housing.
MOTION: Shanklin moved approval. Seconded by Walters.
Best moved for an amendment to require a stub-out
for a 50 ° right-of-way north of Lot 11 and
extending from Delvin Lane to the eastern prof rty
line.
