Delvin Woods -- Preliminary <br /> Presentation by Collins. <br /> D RAFT <br /> This agenda item is to consider approval of the <br /> Preliminary Plan for Delvin Woods Subdivision. <br /> The property in question is located in Eno Township <br /> on the east side of Bivins Road (SR 1573) . It is <br /> referenced as part of Lot 20A of Tax Map 11. All <br /> lots would have access to the proposed Delvin Land <br /> (public) . The tract is bordered by residential <br /> (including a 27-unit mobile home part) and <br /> undeveloped wooded land. <br /> There are 20 lots proposed out of 23.8 acres with <br /> an average lot size of 1.07 acres excluding the <br /> street right--of-way. The zoning of the property is <br /> Agricultural-Residential (AR) as is the Land Use <br /> Plan designation. The AR zoning district classifi- <br /> cation requires a minimum lot size of 40 ,000 square <br /> feet or 0 .92 acres. <br /> The health Department has granted approval to all <br /> lots in the subdivision. Police protection would <br /> be provided by the Orange County Sheriff' s <br /> Department, while fire protection would be provided <br /> by the Eno Rural Fire District. <br /> The 1984 traffic count on Bivins Road (SR 1573) was <br /> 200 trips per day. An additional 190 trips per day <br /> would be generated by the subdivision. Delvin Lane <br /> is to be constructed to NCDOT standards for a local <br /> residential street (18 foot wide pavement) and <br /> dedicated for public use. <br />
