It is referenced as part of lot <br /> 20A of Tax Map 11 . All lots would have access to the proposed <br /> Delvin Lane ( public) . The tract is bordered by residential <br /> ( including a 27-unit mobile home park) and undeveloped wooded <br /> land . <br /> There are 20 lots proposed out of 23 .8 acres with an average <br /> lot size of 1 .07 acres excluding the street right-of-way . The <br /> zoning of the property is Agricultural -Residential (AR) as is <br /> the Land Use Plan designation . The AR zoning district classi - <br /> fication requires a minimum lot size of 40,000 square feet or <br /> 0 .92 acres . <br /> IMPACT: The Health Department has granted approval to all lots in the <br /> subdivision . Police protection would be provided by the Orange <br /> County Sheriff ' s Department, while fire protection would be <br /> provided by the Eno Rural Fire District . <br /> The 1984 traffic count on Bivins Road ( SR 1573) was 200 trips <br /> per day . An additional 190 trips per day would be generated by <br /> the subdivision . Delvin Lane is to be constructed to NCDOT <br /> standards for a local residential street ( 18. foot wide pave- <br />
