1.0 <br /> DRAFT PBM MINUTES 8-18-86 PAGE 14 <br /> Section II on August 5, 1986. <br /> The property in question is known as lots 30A and 30C <br /> of Tax Map 117. The property is owned by Calvin <br /> Mellott. The purpose of the request is to permit the <br /> addition of lot 23 between Lot 7 (Phase I and Lot 22 <br /> (Phase II) on Mel Oaks Drive. <br /> The property is designated Rural Buffer and Protected <br /> Water Supply Watershed -- University Lake. The <br /> property is zoned Residential-1 (R-1) and Protected <br /> Watershed II (PW-II) . These districts permit the <br /> development of single family residential housing on. <br /> minimum lots sizes of 40,000 square feet. <br /> The property is located within the Chapel Hill/ <br /> Carrboro School District and the Carrboro Fire <br /> District. <br /> Approval of the request would allow the development <br /> of one additional lot within the subdivision. The <br /> area of the proposed lot 23 is 42 ,000 square feet. <br /> An additional 10 trips per day would be generated, <br /> bringing total traffic from Phase II to 87 trips per <br /> day. <br /> The Health Department has given approval to the <br /> proposed lot 23. The proposed lot arrangement is <br /> better and results in more usable lot areas for Lots. <br /> 7 , 22 and 23. <br /> Planning Staff recommended approval of the Prelimi- <br /> nary Plat. <br /> 21OTION: Shanklin moved approval. Seconded by Yuhasz. <br /> Best inquired how the lot was missed previously when <br /> planning the subdivision. Collins responded that <br /> Mellott did not own this lot previously. <br /> VOTE: Unanimous. <br />
