The Planning Board <br /> approved the Final Plat of Section II on August 5, 1986 . <br /> NEED: The property in question is known as lots 30A and 30C of <br /> Tax Map 117 . The property is owned by Calvin <br /> Mellott. The purpose of the request is to permit the <br /> addition of Lot 23 between Lot 7 (Phase I ) and Lot 22 <br /> (Phase II ) on Mel Oaks Drive. <br /> The property is designated Rural Buffer and Protected Water <br /> Supply Watershed - University Lake . The property is zoned <br /> Residential -1 (R 1 ) and Protected Watershed it (PW--II ) . <br /> These districts permit the development of single family <br /> residential housing on minimum lot sizes of 40,000 square <br /> feet. <br /> The property is located within the Chapel Hill/Carrboro <br /> School District and the Carrboro fire district. <br /> IMPACT: Approval of the request would allow the development of one <br /> additional lot within the subdivision . The area of the <br /> proposed Lot 23 is 42,000 square feet . An additional 10 <br /> trips per day would be generated, bringing -Dotal traffic <br /> from Phase II to 87 trips per day. <br /> The Health Department has given approval to the proposed <br /> Lot 23 . The proposed lot arrangement is better and results <br /> in more usable lot areas for Lots 7, 22 and 23 . <br /> RECOMMENDATION: The Planning Board recommends approval of the Preliminary <br /> Plat . <br />
