JPA DRAFT MINUTES 4-17-86 • PAGE 6 <br /> planned for the Calvander node area in which I became a <br /> resident and homeowner last year, I found that the <br /> information i needed was in a hard to find box in the <br /> Carrboro Planning Department and it also cost $4.00. I _ <br /> talked to other landowners in Calvander, many of whom were <br /> unaware of this plan, of this meeting and of what we are <br /> discussing here tonight. A few residents received maps in <br /> the mail, small and difficult to read. Many of us <br /> received no notice at all. I 'm aware that you are under. <br /> no legal obligation to inform us of the plan. The <br /> Carrboro Planning Board has publicly stated its desire to <br /> communicate openly with the citizens affected by its plan. <br /> I speak for myself, my family and many of my neighbors <br /> when I earnestly ask you to grant a further public hearing <br /> on development plans for the Calvander node. <br /> In conclusion i wish to state for the record that I <br /> strongly object to any zoning for Calvander other than R-- <br /> 1. Anything else will destroy the quality of life <br /> Calvander's residents have worked so hard to retain. <br /> Ruby Blackwood, a resident of Calvander, statement <br /> attached to these minutes. <br /> Randy Danziger, resident of Calvander, began his <br /> presentation noting that he thought it was nice that the <br /> different municipalities and Boards were working together <br /> to come up with a plan. He continued that sometimes the <br /> homeowners in a given area are transitory and so the <br /> development pressures are real; but he felt, for the <br /> Calvander area, the development pressures are going to be <br /> created by this planning rather than being addressed by <br /> this planning. He stated he had called everyone in the <br /> immediate vicinity indicated by this industrial node as to <br /> their position relative to the notion of having a node <br /> here and having high density housing and he had put it <br /> down on a map. He presented the map noting that he had <br /> marked property of all those property owners who have no <br /> intention of doing anything other than what is being clone <br /> now with their land for the next thirty years. He <br /> indicated as well property of an owner who wishes to <br /> remain neutral because he is a farmer now and if the area <br /> is zoned as an industrial park he will have a profitable <br /> opportunity sometime within the next ten years to transfer <br /> out of farming in this area where it has become <br /> unprofitable and buy property further out in the County. <br /> None of these people have expressed any advocacy of having <br /> this industrial node here or any higher density <br /> residential use than currently exists. He asked that the <br /> map be submitted into the record noting that he felt it <br /> may give the very good planning that is being done in <br /> other parts of the County an opportunity to address the <br /> concerns of a significant portion of the land area here <br /> relative to this node.
