• <br /> 09L <br /> The •tract in question was Lot 1 of Tax Map 21 . The <br /> minimum lot size wa-s . 93 acre. The lots had direct <br /> road frontage on SR 1541 . This area is indicated on <br /> the. vicinity map . <br /> The applicant then submitted Charter Meadows <br /> , Section Two which was referenced as Lot 1B of Tax <br /> Map 21 . There were seventeen ( 17) lots proposed out <br /> of 20 .361 acres. The minimum lot size was 1 .0 <br /> acres. The lots had direct road frontage on S <br /> 1541 . This area is also indicated on the , vicinit <br /> map . The Board of Commissioners approved th <br /> Preliminary Plan for Section Two on 3-6-85 with the <br /> condition that SR 1541 be upgraded and constructed <br /> to Department of Transportations paved state road <br /> standards . This condition has been met as the <br /> applicant has received approval from DOT of the <br /> construction plans ( see enclosed letter) . <br /> Development of this subdivision would have minimal <br /> impact on the area. The projected traffic <br /> generation for this subdivision is approximately <br /> 123.6 (9 .51 trips x 13 lots) trips per day. <br /> According to the Department of Transportation, the <br /> 1984 (most current) traffic count for SR 1541 is 50 <br /> average daily trips as determined from the north <br /> side of SR 1538 . <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan contingent upon the following <br /> conditioniminary . upon the following condition: <br /> -- adjoining lot. layout, names of adjoining property <br /> owners and subdivisions be shown on the plat. <br /> Garrett made the staff presentation . She commented <br /> • <br /> that the preliminary plats for the subdivision had <br /> not been distributed to the Board . <br /> Best suggested that the item be tabled as incomplete <br /> materials had been submitted . <br /> Walters responded that considerable information had <br /> been forwarded to the Board and that it would not <br /> take long ,to review the plat. <br /> The Board discussed the policy on consideration of <br /> new materials and incomplete applications. <br /> Smith commented that the applicant had submitted a <br /> complete application . Copies of the plats for the <br /> Board were the only materials not submitted . <br /> Jacobs determined that the distribution of the <br /> preliminary plat maps at this time did not consti -- <br /> tute a major piece of information and should not <br /> hold up consideration of the preliminary plat. <br />
