The property is referenced as Lot 1 of <br /> Tax Map 21 . It is bordered by agricultural and residential <br /> development. The tract is designated as Rural Residential on <br /> the Land Use Plan . <br /> There are thirteen ( 13) lots proposed out of 14.22 acres. The <br /> lot sizes are 2.26 acres, .92 acre ( 11 lots) and 1 .84 acres. <br /> No zoning has been adopted in Little River Township. However, <br /> the Subdivision Regulations (Section IV-B-1A) require a minimum <br /> lot size of 40,000 square feet where the lots are to be served <br /> by on-site sewage disposal and water systems as in the case of <br /> this development. Also, each lot must abut the street on road <br /> with a frontage of at least 20 feet. <br /> Fire protection for the property is provided by the Little <br /> River Fire District. Law enforcement is provided by the Orange <br /> County Sheriff 's Department. It will be patrolled on a 24 hour <br /> basis. <br /> The Planning Staff approved Charter Meadows - Section One as a <br /> minor subdivision on 1-3-85. There were three (3) lots pro- <br /> posed out of 17 .065 acres . The tract in question was Lot 1 of <br /> Tax Map 21 . The minimum lot size was .93 acre. The lots had <br /> direct road frontage on SR 1541 . This area is indicated on the <br /> vicinity map . <br />
