I l5_B BUFFER STRIP <br /> • <br /> . <br /> . A buffer strip may be required in a subdivision <br /> adjacent to railroads , Limited access highways , <br /> commercial , development , industrial development , <br /> critical areas of natural environment and <br /> agricultural areas where the Planning Board shall <br /> find an incompatibility betweeen the existing use <br /> and the proposed use . The Planning Board shall <br /> determine whether the buffer strip shall be of <br /> maintained natural vegetation or other materials <br /> such as fencing . This strip shall be a part of <br /> platted lots , but shall have the following <br /> restriction lettered on the face of the plat "The <br /> building of structures is prohibited on this strip <br /> pursuant to Section IV—B-8 of the Orange County <br /> Subdivision Regulations . " The nature of the <br /> existing use on the Lot adjoining the buffer strip <br /> shall also be indicated on the plat . <br /> *IV—B--5 <br /> WATERSHED RO ECTI N STAMDAFEDS <br /> *Amended In every subdivision , provision shall be made for <br /> 11 --19-95 the protection of water supply watersheds <br /> of regional importance . Lands which are within the <br /> boundaries of such watersheds shall be subdivided <br /> and developed only after r°pro e <br /> p provision is made <br /> for the preservation of vegetative buffers adjacent <br /> to streams draining to existing or proposed i <br /> reservoir sites and the first one—half EL/al inch <br /> of stormwater runoff from impervious surfaces is <br /> infiltrated into the soil . <br /> IV—B-9- a. Applicability <br /> Water supply watersheds requiring special <br /> protective measures include all property Located <br /> within the Neuse and Cape Fear River basins outside <br /> the zoned portions of water supply watersheds <br /> designated in the Orange County Land Plan . <br /> IV--O--S—b Stre_em Buffer Standards <br /> In all new subdivisions Located wtihin a water <br /> supply watershed of regional importance , the <br /> preliminary and/or final plat of such subdivisions <br /> may not be approved unless stream buffers are <br /> provided in accordance with the following <br /> standards : <br /> 1 ) Stream buffers shall be provided aLong all <br /> perncnnial streams within or bordering new <br /> ( <br /> 32 <br />
