DRAFT 3-18-$'64 <br /> 3-21 -86 <br /> 4-23-86 <br /> 4-25-86 <br /> 5-20-86 <br /> CLUSTER DEVELOPMENTS <br /> PROPOSED AMENDMENTS TO THE SUBDIVISION REGULATIONS <br /> SECTION 22 Definitions <br /> A subdivision in which building <br /> lots are grouped together through a transfer of <br /> allowable density within the subdivided tract. Cluster <br /> development permits more efficient development by <br /> creating lots with gross land areas smaller than those <br /> required for conventional lot-by- lot development, yet <br /> maintains application of normal lot density standards to <br /> . the subdivided tract as a whole by requiring that land <br /> area saved by lot size reductions be reserved as <br /> permanent open and/or recreation space. <br /> SECTION IV-B-5 Cluster Developments <br /> IV-B-5--a Intent <br /> Cluster developments, as defined in -Article 22, allow for <br /> greater design flexibility and originality, permit the <br /> reasonable use of land with difficult physical conditions <br /> (topography, floodplain , unique natural areas, etc. ) respect <br /> the physical qualities of the land, reduce the overall <br /> development and public costs and, preserve open space to <br /> serve recreational , scenic and public service purposes . <br /> Cluster developments permit the modification and variation of <br /> lot and yard requirements provided that the sum of reductions <br /> in lot area becomes common open and for recreation space for <br /> the benefit of all residents of the cluster development or <br /> for dedication to public use. <br /> Development under this provision is optional . <br /> iV-B-S-b Application Criteria <br /> Cluster developments may be approved for any residential <br /> district upon the following findings: <br /> a) The tract is a minimum of 40,000 square feet for the AR <br /> district, 200,000 square feet for the R-1 districts and <br /> 80,000 square feet for all other districts. <br /> b ) Approved water supply and wastewater treatment systems <br /> are available and each lot is served by separate water <br /> supply and sewerage connections. <br />
