I. 1 .'. <br /> PLANNED DEVELOPMENT REZONING EXTENSION-WEST TEN MOBILE HOME PARK <br /> PAGE 2 <br /> b) that PD zoning be continued for part of the area, <br /> with or without revised time limits, and the <br /> remainder rezoned to an appropriate category; or <br /> c) that the entire district be rezoned from PD to an <br /> appropriate category." <br /> All planned development rezonings require the issuance of a <br /> Class A Special Use Permit. Prior to recordation of the Class <br /> A Special Use Permit the applicant is required to satisfy <br /> certain conditions of approval , including the revision of the <br /> site plan( s) (where necessary) and the issuance of appropriate <br /> development permits and approvals, including, but not limited <br /> to, landscape plans, drainage and stormwater control plans, <br /> utilities approvals and permits, etc. <br /> Following issuance of the Special Use Permit other approvals <br /> may be necessary before actual construction may begin including <br /> construction permits, grading permits, NCDOT street <br /> construction plan approvals and driveway permits, etc . <br /> On July 1 , 1985 the Board of County Commissioners approved the <br /> Planned Development Housing Special Use Permit (R-1 ) request <br /> for West Ten Mobile Park . The applicants have indicated that <br /> work with the State of North Carolina, engineers, soil spe- <br /> cialists and others have slowed progress on the project. The <br /> initial six month approval and subsequent six month extension <br /> were inadequate to allow the applicant to obtain necessary <br /> approvals and commence construction . The applicants are <br /> requesting a six-month extension from July 1 , 1986 . <br /> IMPACT: Approval of the time extensions would allow additional time for <br /> the satisfaction of conditions of approval imposed and <br /> additional development permits and approvals required for <br /> construction to begin . <br /> A decision not to approve the time extensions would require <br /> that a public hearing be held on the rezoning of the property <br /> in question to an appropriate zoning district. <br /> RECOMMENDATION: The Planning Board recommends extension of the planned <br /> development rezonings for the West Ten Mobile Home Park for (6) <br /> months from July 1 , 1986 to allow additional time to obtain <br /> appropriate permits and approvals and to initiate construction <br /> activity . <br /> WJ <br />
