The <br /> limitations placed on impervious surfaces (12% maximum) necessitate <br /> a large buffer of undisturbed area to filter and absorb run-off <br /> from said impervious surfaces. <br /> 2) The land slopes gently, dropping from 550 feet jn elevation <br /> to 510 feet in elevation over a distance of 1101feet to the east, <br /> and to 530 feet in elevation over a distance of 500+ feet to the <br /> west (representing a 4% drop in both cases) . <br /> 3) The grass swales along the road will be used for infiltration, <br /> so that the vegetaton will filter run-off from the road surface. <br /> 4) There is a 25-foot buffer between the private road and longer <br /> . boundary of the property. This area will be left undisturbed <br /> by covenant. <br /> 5) By covenant, no healthy trees may be cut within 20 feet of any <br /> lot line.
