To receive the Planning Board 's recommendation . NEED: The property in question is located on SR 1102 (Dodsons Cross- roads) in Bingham Township. The property is referenced as Lot 8 of Tax Map 27 . It is bordered by agricultural and residen- tial development as well as "The Ranch" mobile home park . The tract is designated as Rural Residential on the Land Use Plan . There are nine (9) lots proposed out of 24.7 acres. The lots sizes are 5 . 13 acres, 2.67 acres, 2.22 acres, 2. 13 acres, 2.06 acres, 1 .85 acres, 1 .82 acres, 1 .95 acres and 2.05 acres ex- cluding the rights-of-way. The property is zoned R-1 (Rural - Residential ) . An Orange County Class "B" private road (Blueberry Lane) is proposed to provide access to the lots in the subdivision. Fire protection for the property is provided by the Orange Grove Fire District. Law enforcement is provided by the Orange County Sheriff 's Department. It will be patrolled on a 24 hour basis . IMPACT: Development of this subdivision would have minimal impact on the area. The projected traffic generation for this sub- division is approximately 85 .59 (9.51 x 9 lots) trips per day. According to the Department of Transportation, the 1985 (most current) traffic count for SR 1102, determined from the north side of NC Highway 54, is 1300 average daily trips.
