Dunn . <br /> The property in question is located on NC Highway 57 <br /> in Little River Township . The property is referenced <br /> as part of Lot 1 of Tax Map 5. It is bordered by <br /> agricultural and residential development. The tract <br /> is designated as Agricuitual Residential on the Land <br /> Use Plan . <br /> There is one ( 1 ) lot proposed out of 29.629 acres . <br /> The lot size is 4.40 acres excluding the right-of <br /> way. Little River Township is not zoned; however, <br /> the Subdivision Regulations requires lots which are <br /> served by on site sewage disposal and water systems <br /> to be at least 40,000 square feet and that each lot <br /> abut the street or road with a frontage of at least <br /> 20 feet. <br /> The tract is served by the Little River Fire <br /> District. Law enforcement is provided by the Orange <br /> County Sheriff 's Department. It will be patrolled on <br /> a 24-hour basis. <br /> Development of this subdivision would have minimal <br /> impact on the area. The projected traffic generation <br /> for this subdivision is approximately 9 .51 (9 .51 <br /> trips x 1 lot) trips per day. According to the <br /> Department of Transportation, the 1984 (most current) <br /> traffic count for NC Highway 57, determined from the <br /> north side of SR 1003, is 800 average daily trips. <br />
