B+ .ffer Reauirements <br /> Buffers shall be required to separate a proposed <br /> subdivision from adjacent major streets and different <br /> Land uses or zoning designations in order to protect , <br /> preserve and promote the visual appeal , character and <br /> value of the proposed subdivision and/or surrounding <br /> property ; to provide for the separation of spaces and <br /> provide for a sense of privacy ; to promote the public <br /> health , safety and welfare through minimizing potential <br /> nuisances such as the transmission of noise , odor , dust , <br /> litter and glare of Lights ; and to provide screening <br /> between incompatible land uses . <br /> Except as otherwise spsci fically provided in this <br /> Crdirsnce , the `ye or tuff_r renu{ red between a <br /> proposed subdivision and adjacent streets , Land uses or <br /> zoning designations shall be as specified in Article <br /> • <br /> IV-8-8--d-3 of this ordinance . <br /> IV-B-8-d- 1 . Location xnd !Jsl ofeuf,fers <br /> Required buffers shall be located along the interior or <br /> street Lot Lines nearest the adjacent streets , Land uses <br /> and/or zoning designations . Buffers shalt not be <br /> Located on any portion of an existing or proposed street <br /> right-of-way or utility easement . <br /> No building or structure of any type shall be erected , <br /> constructed or installed in a required buffer area . <br /> IV-B-8-d-2 .
