The Planning Board recommended approval of the <br /> Preliminary Plan at their June 16, 1986 meeting. <br /> NEED: The property in question is located in Cedar Grove Township off <br /> Mill Creek Road (SR 1343) . It is referenced as part of lot 22 <br /> of Tax Map 40. The developer is proposing a Class B private <br /> road to serve the proposed lots. The tract is bordered by <br /> undeveloped land with residential lots along Mill Creek Road. <br /> There are five (5) lots proposed out of 4.6 acres. Individual <br /> wells and septic tanks are proposed and each lot is .92 acres <br /> in size. The property is not zoned and is located in Cedar <br /> Grove Fire District. <br /> IMPACT: A 1985 traffic count on Mill Creek Road indicated 700 trips per <br /> day north of SR 1340 (High Rock Road) . Using 9.51 trips per <br /> day per residence, an additional 48 trips per day would be <br /> generated on Mill Creek Road . <br /> RECOMMENDATION: The Planning Board recommends approval with a 101 x 701 <br /> sight triangle easement recorded at the intersection of pro- <br /> posed and Mill Creek Road as recommended by the Department of <br /> Transportation . <br />
