The -other <br /> property owners are supportive of the dedication of <br /> additional right-of-way for the establishment of a public <br /> road to serve the development. <br /> The applicant originally requested approval of twelve lots; <br /> however, the Health Department did not approve four of the <br /> originally proposed lots for on-site wastewater systems. The <br /> applicant combined these lots to provide for a suitable <br /> location for an on-site wasterwater system for each lot shown <br /> on the revised plan . <br /> The property is designated Agricultural-Residential in the <br /> Orange County Land Use Plan . That designation permits the <br /> development of single-fa;mily residential housiing on minimum <br /> lot sizes of 40,000 square feet. <br /> IMPACT: -Approval of -the request would allow development of 8 <br /> additional lots. A 1981 traffic count - indicated 1000 <br /> vehicles per day on Orange Grove Road (SR. 1006) north of <br /> Davis Road (SR 1129) . Using 9.51 trips per day per <br /> residence, an additional 77 trips per day would be generated <br /> on Orange Grove Road . <br /> RECOMMENDATION: The Planning Board recommends approval subject to <br /> the following conditions: <br /> 1 . Lots in the Orange Grove Mobile Home Estates <br /> subdivision must be combined to meet the <br /> minimum lot size requirement of 40,000 sq. ft. <br /> outside of the road right-of-way and the <br /> subdivision replatted and recorded . <br /> (Compliance with this condition requires that <br /> the applicant record a combination plat which <br /> provides for the right-of-way requirements for <br /> a public road prior to final plat approval for <br /> the Orange Grove Subdivision. All existing <br /> structures in the Orange Grove Mobile Home <br /> Estates Subdivision must comply with the <br /> setback requirements for the district and be <br /> indicated on the combination plat . ) <br /> 2. Property lines must follow the sight distance <br /> lines at the intersection with SR 1006, as <br /> recommended by NCDOT.
