The property in question Is known as <br /> lots 30A and 30C of Tax Map 117 . It is owned by Calvin <br /> Mellott. The purpose of the request is to permit construction <br /> of an eight (8) lot subdivision as an extension of the pre-- <br /> existing subdivision known as Mel Oaks. Two lots (15 and 6) <br /> established in Mel Oaks Phase i are proposed to be revised to <br /> accomodate the extension of Mel Oak Drive. Mel Oak Drive is <br /> proposed to be extended to serve the new phase and is to be <br /> constructed to NCDOT standards and dedicated public. <br /> The property is designated Rural Buffer and Protected Water <br /> Supply Watershed - University Lake. The property is zoned <br /> Residential -1 (R-1 ) and Protected Watershed II (PW- lI ) . These <br /> districts permit the development of single family residential <br /> housing on minimum lot sizes of 40,000 square feet. <br /> The property is located within the Chapel Hill /Carrboro School <br /> District and the Carrboro fire district. <br /> IMPACT: Approval of the request would allow development of the eight <br /> lot subdivision with lot sizes ranging from 40,023 to 60,227 <br /> square feet . A 1985 traffic count indicated 2000 vehicles per <br />
