She noted this <br /> would require close monitoring. <br /> VOTE: Unanimous. <br /> AGENDA ITEM 17d: TORIAN ESTATES - PRELIMINARY PLAN <br /> Presentation by Smith. <br /> The purpose of this agenda item is to consider the <br /> Preliminary Plan for Torian Estates subdivision for <br /> approval . <br /> William J . Torian has requested approval of a <br /> subdivision for 3.3 acres of land located on Kenton Road <br /> (SR 1335) in Hillsborough Township. The property in <br /> question is known as lot 22 of Block A of Tax Map 1 . it <br /> is owned by William Torian . The purpose of the request <br /> is to permit development of a two (2) lot subdivision. <br /> Both lots will be served by direct access onto Kenton <br /> Road, a state-maintained road. The lots will be served <br /> by on-site water and wastewater systems. <br /> The property is designated Agricultural Residential and <br /> zoned Agricultural Residential (AR) . This district <br /> permits the development of single family residential <br /> housing on minimum lot sizes of 40,000 square feet. <br /> The property is located within the Orange County School <br /> District and the Orange Fire District. <br /> Approval of the request would allow development of the <br /> two lot subdivision with lot sizes of 1 .0 and 2.3 acres . <br /> A 1981 traffic count indicated 100 vehicles per day <br /> on Kenton Road (SR 1335) . Using 9.51 trips per day per <br /> residence, an additional 19.02 trips per day would be <br /> generated by the development. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan with the following condition: <br /> - revise the plan to provide the following: <br /> 1 ) indicate adjacent property owners and/or adjoining <br /> subdivisions to the east and west of the site <br /> 2) re-number the lots as #1 and #2 and delete references <br /> to Lots A, B and C <br /> 3) indicate total acreage of the property <br /> 4) indicate any existing structures on the plan <br />
