an acre of such land shall be dedicated for each <br /> dwelling unit." <br /> The " 1/35th" standard results in approximately the same 10 <br /> acreage requirement as derived by the formula. The <br /> "1/35th" standard offers an advantage, however, in that <br /> it would result in the same amount of land dedication <br /> over time. Use of the formula would result in decreasing <br /> amounts of land as the population/household decreased . <br /> The " 1/20th" standard for floodplain is higher given the <br /> nature and location of the land . <br /> Another change to this section involves the reference to <br /> Article 5. 1 . 1 and Article 6. 12 of the Zoning Ordinance. <br /> For high density projects (5 units/acre and above) and <br /> planned developments, the Recreation Space Ratios are <br /> proposed for amendment to require 1/28th of an acre for <br /> each dwelling unit. The difference between the 1/35th <br /> requirement and the 1/28th standard would be established <br /> as "private" recreation for the use of the residents of <br /> high density and planned development projects. The <br /> reason for including such a provision is in recognition <br /> of the greater demands for recreation created by such <br /> projects. <br /> 3. IV-13-7-b-3 Stte Suitability <br /> Subsection (a) has been revised to allow locations of <br /> recreation space in areas other than those "centrally <br /> located" , Wording has been added to the effect that <br /> where proposed park sites are shown on the adopted Land <br /> Use Plan, and a subdivision plat contains a portion of <br /> the park site, then the recreation area may be located at <br /> the edge of the subdivision so that additional land may <br /> be added as adjacent land is subdivided . <br /> 4. 1V-8-7-j)-4 Site improvements <br /> The first paragraph of this section has been deleted and <br /> wording added to the second paragraph which indicates <br /> that private recreation facilities (either required or <br /> provided at the option of the developer) must meet the <br /> standards contained therein . Since the basic intent of <br /> the ordinance Is to provide for "public" facilities, <br /> standards are unnecessary except for "private" recreation <br /> areas. <br /> 5 . IV-D-7-b- Method 91 provision ac Dedication <br /> This section has been amended to require mandatory <br /> dedication where land is designated on the adopted Land <br /> Use Plan for park and/or greenway purposes. Where <br /> private recreation facilities are also required (or to be <br /> provided at the developervs option) , conveyance to an <br /> association of homeowners would be required . <br />
