173 <br /> general and specific standards governing the Special Use which is <br /> the subject of the application. <br /> 3.7 Changes in Approved Final Plans <br /> Changes in approved final plans, specifications and reports may <br /> be permitted by the Zoning Officer on application by the original <br /> applicant or successor in interest. <br /> a) In accord with all applicable regulations in effect at the <br /> time of the amendment creating the PD district, as modified <br /> Tn the amending action; or <br /> b) In accord with all applicable regulations currently in <br /> effect, without modification . <br /> 3.7 . 1 Minor Changes To Be Approved by Zoning. Officer: Moglifigations <br /> Require 6etiop By Approving Beard <br /> The Zoning Officer is authorized to approve minor changes in the <br /> approved plans of Special Uses, as long as they are in harmony <br /> with action of the approving Board, but shall not have the power <br /> to approve changes that constitute a modification of the <br /> approval . A modification shall require approval of the Board <br /> having Jurisdiction. <br /> 3 .7.2 Criteria To Be Used In Determination <br /> The Zoning Officer shall use the following criteria in <br /> determining whether a proposed action is a minor change or a <br /> modification: <br /> Amended a) Any change in a condition imposed during the approval of <br /> 7-5-83 a special use permit shall constitute a modification . <br /> Amended b) Any change in use or enlargement of existing use shall <br /> 7-5-83 constitute a modification . <br /> c) Any increase in intensity of use shall constitute a <br /> modification. An increase in intensity of use shall be <br /> considered to be an increase in usable floor area, ar <br /> increase in the number of dwelling or lodging units. <br /> d) Structural alterations which significantly affect the basic <br /> size, form, style, ornamentation, and or character of the <br /> building as shown on the approved site plan or described in <br /> the applicants narrative shall be considered a modification . <br /> e) Substantial change in the amount and/or location of open <br /> space, recreation facilities or landscape screening shall <br /> constitute a modification. <br /> f) Any increase in the size or number of approved signs shall <br /> constitute a modification. <br />
