170 <br /> The Zoning Officer shall post on the applicant's affected <br /> property a notice of the public hearing at least ten days <br /> prior to the date of said hearing. <br /> Written notice shall be sent by certified mail to all adjacent <br /> property owners not less than fifteen days before the hearing <br /> date. Adjacent property owners are those whose property lies <br /> within five hundred feet of the affected property and whose <br /> names and addresses are currently listed in the Orange County <br /> tax records. <br /> 3.4.6 Planning Board Action On Class A Special Uses <br /> The Planning Board, within sixty (60) days of the meeting at <br /> which the Zoning Officer's recommendation is submitted, shall <br /> prepare and submit for the Board of County Commissioners a <br /> recommendation concerning the disposition of the application. <br /> Failure of the Planning Board to submit a recommendation <br /> within the required time shall be considered a favorable <br /> recommendation, without conditions. <br /> 3.4.7 Action On the Application <br /> After completion of the public hearing, the Board of County <br /> Commissioners or the Board of Adjustment, as appropriate, <br /> shall take action upon the application . This action shall be <br /> one of the following: <br /> a) Approval ; <br /> b) Approval with conditions attached; <br /> c) Denial . <br /> In every case, the action of the Board shall include a summary <br /> of its findings and the evidence supporting the action taken <br /> by it on the application . <br /> 3.4.8 Development To Be In Accord With Approved Concept Plan And <br /> Related Regulations <br /> If the amendment is approved, the Board of County <br /> Commissioners shall , in its amending action, approve the <br /> development concept plan or indicate required modifications in <br /> such approved plan, which required modifications, if any, <br /> shall be binding in determinations concerning final <br /> development plans. <br /> If the amendment is approved, the development shall be <br /> required to be in accord with approved concept plans, meet the <br /> requirements of these and other regulations, as supplemented <br /> or modified by the Board of County Commissioners in the <br /> particular case, as part of the amending action . The <br /> development shall also conform to any time limitations <br /> established by the Board of County Commissioners on beginning <br />
