PROPOSED ORDINANCE AMENDMENT <br /> ORDINANCE: Zoning Ordinance <br /> REFERENCE: Article 5. 1 . 1 - Schedule For Residential Development 1 4 4 <br /> ORIGIN OF AMENDMENT:_X_Staff Planning Board BOCC Public <br /> Other: Planning Board Chair/Planning <br /> Director <br /> STAFF PRIORITY RECOMMENDATION:_x_High Middle Low <br /> COMMENT: <br /> EXPECTED PUBLIC HEARING DATE: May 27, 1986 <br /> ******************************** <br /> PURPOSE OF AMENDMENT: To insure compatibility between recreation <br /> standards proposed for the Subdivision Regulations and those <br /> contained in Article 5 . 1 . 1 of the Zoning Ordinance. <br /> ISSUES/ IMPACTS: Section IV-B-7-b of the Subdivision Regulations <br /> is proposed for amendment, and new standards would require the <br /> dedication of recreation and/or open space facilities or a <br /> payment in lieu . <br /> The proposed amendment requires recreation and/or open space <br /> lands based on the application of a standard equivalent to 1/35th <br /> of an acre for each dwelling unit or lot in the proposed <br /> subdivision . A higher standard ( 1/20th) would apply for <br /> floodplains or steep slope areas . The amendment is worded such <br /> that the amount of land would be based on the standard or by <br /> application of Article 5 . 1 . 1 (Recreation Space Ratios) of the <br /> Zoning Ordinance, whichever results in the greater amount. <br /> Application of the two standards (see attached comparison) <br /> indicates that the standard in the Subdivision Regulations will <br /> consistently result in the greater amount. An amendment to <br /> Article 5 . 1 . 1 is necessary to adjust the required minimum <br /> recreation space ratios to match the Subdivision Regulations <br /> standard . <br /> In addition to consistent standards, the Recreation Space Ratios <br /> have been revised to provide a higher standard for projects with <br /> a density of five (5) units per acre or greater.
