She noted that the official maps do
not show the area inundated in a recent storm as floodplain. She added
that the Town Planner had requested reinvestigation of the area by the
Federal Flood Insurance Agency. She continued that actual development of
the subdivided lots, if approved, would be subject to compliance with the
Town of Hillsborough's Zoning Ordinance and Flood Damage Prevention
Ordinance, either of which are enforced by the County.
Upon the recommendation of the Hillsborough Town Council, motion was
made by Chair Willhoit, seconded by Commissioner Marshall to approve the
preliminary with six conditions:
1. The stream buffer requirement, as required in the recently
adopted Hillsborough Zoning Ordinance, must be calculated
and indicated on the Final Plat.
2. Amend Note #5 to state the following: "Use of land within a
floodway or a floodway fringe is restricted by the
Hillsborough Flood Damage Prevention Ordinance. "
3. Show a 25 foot building setback from the rear property line
as required for AR zoning districts in the Town's planning
jurisdiction.
4. The sewer line size shall be indicated on the Final Plat.
5. The existing water line located in the street right-of-way
shall be shown on the Final Plat with the size indicated.
6. The existing archaeological dig on lot #3 should be shown on
the Final Plat.
VOTE: UNANIMOUS.
NOTE: The remainder of the items listed on the May 5, 1986 and May 9,
1986 continued meeting will be continued to the May 20, 1986 meeting.
ADJOURNMENT
Chairman Willhoit adjourned the meeting.
