Graham, Jr. are requesting approval <br /> planned development and rezoning for 331 .12 acsof land <br /> located along Highway 70 Bypass and St. Mary's Road(SR 1002) <br /> northeast of Hillsborough. The property is referenced as Tax <br /> map 6, Block B. , Lots 3 & 4 and Tax Map 22 Block A, lot 17 of <br /> Hillsborough Township. <br /> The property is located in an area designated as Ten Year <br /> Transition and Commercial Transition Activity Node in the <br /> Orange County Land Use Plan. The present zoning classification <br /> is (Residential-1 ) R-1 . The applicants are requesting 290.03 <br /> acres to be rezoned PD-H-R2, 29.50 acres to be rezoned PD-H-R5 <br /> and 10.43 acres to be rezoned PD-GC4. <br /> IMPACT: Approval of the request would allow development of 410 <br /> residential lots with a minimum 20,000 sq. ft. per dwelling <br /> unit 216 attached multi-family dwelling units and a 65,460 <br /> square feet of commercial space on 10.43 acres. <br /> RECOMMENDATION: The Planning Staff recommended approval of the planned <br /> development rezoning request and issuance of a Class A <br /> Special Use Permit with thirty-eight (38) conditions of <br /> approval at the February 4, 1986 Planning Board meeting. <br /> The Planning Board recommended denial of the planned <br /> development rezoning request and issuance of a Class A <br /> Special Use Permit at its February 4, 1986 meeting. <br /> Following the April 1 , 1986 directive of the Board of <br /> Commissioners the Planning Staff again recommended approval <br /> of the planned development rezoning request and issuance of <br /> a Class A Special Use Permit with conditions of approval . <br /> The Planning Board again recommends denial of the planned <br /> development rezoning request and issuance of a Class A <br /> Special Use Permit. However, should the Board of <br /> Commissioners approve the planned development rezoning <br /> request, the Planning Board recommends the attachment of <br /> the 42 conditions submitted as part of this abstract. <br />
