The approved planned unit <br /> development site plan was subsequently amended <br /> on April 4> 1977 to allow revisions necessary <br /> to complete subdivision procedures for proposed <br /> residential lots. <br /> Article ' 7 PLANNED DEVELOPMENTS Section 7.8 <br /> Changes in Approved_ Final,_,Pla, s of the 1981 <br /> Zoning Ordinance specifies that ". . . changes <br /> in approved final plans . . may be permitted by <br /> the Zoning Officer on application by the <br /> original applicant or successor in interest, <br /> but only upon making a finding that such <br /> changes are: . <br /> a) in accord with all applicable regulations in <br /> effect at the time of the amendment creating <br /> the PD district, as modified In the amending <br /> action; or <br /> b) in accord with all applicable regulations <br /> currently in effect, without modification; or <br /> c) in accord with the approved development <br /> concept plan, including any required <br /> modifications." <br /> Staff recommends that the request for <br /> amendment of the approved plan be handled in <br /> accordance with provision (a) listed above <br /> given the date of the establishment of the <br /> planned development district. The 1967 <br /> ordinance requires a public hearing for <br /> further amendment of the approved site plan. <br /> Proposed amendments must comply with the <br /> provisions of the 1967 ordinance regarding use <br /> and dimensional requirements. <br /> The applicant, Lockridge Community, is <br /> requesting an amendment to the approved site <br /> plan for designation of one new lot in Section <br /> B and the provision of areas within the common <br /> lands within Sections A and B for the <br /> establishment of a cemetary, community center, <br /> playground, pool , tractor shed, animal shelte <br /> r, garen shed and studios/workshops. The <br /> applicants have indicated the general location <br /> and size of the requested facilities. With <br /> respect to the studios/workshops the <br /> applicants have indicated the total floor area <br /> for the facilities, rather than the number and <br /> individual building floor area for each <br /> structure.
