or <br /> the original applicant or successor in interest, but only <br /> upon making a finding that such changes are: <br /> a) in accord with all applicable regulations in <br /> effect at the time of the amendment creating <br /> the PD district, as modified in the amending <br /> action; or <br /> b) in accord with all applicable regulations <br /> currently in effect, without modification; or <br /> c) in accord with the approved development <br /> concept plan, including any required <br /> modifications." <br /> Staff recommends that the request for amendment of the <br /> approved plan be handled in accordance with provision (a) <br /> listed above given the date of the establishment of the <br /> planned development district. The 1967 ordinance requires <br /> a public hearing for further amendment of the approved <br /> site plan. Proposed amendments must comply with the <br /> provisions of the 1967 ordinance regarding use and <br /> dimensional requirements. <br /> The applicant, Lockridge Community, is requesting an <br /> amendment to the approved site plan for designation of one <br /> new lot in Section B and the provision of areas within the <br /> common lands within Sections A and B for the establishment <br /> of a cemetery, community center, playground, pool , tractor <br /> shed, animal shelter, garden shed and studios/workshops. <br /> The applicants have indicated the general location and <br /> size of the requested facilities. Wlth respect to the <br /> studios/workshops the applicants have indicated the total <br /> floor area for the facilities, rather than the number and <br /> individual building floor area for each structure. The <br /> applicants are also requesting a number of changes in the <br /> names of roads serving the development. <br /> The designation of one additional lot does not constitute <br /> a subdivision. The creation of the lot requires <br /> compliance with the Orange County Subdivision Regulations <br /> currently in effect. <br /> IMPACT: Approval of the requested changes will allow for the <br /> development of community facilities desired by the <br /> membership of the Lockridge Community. Approval of the <br /> designation of an additional lot is required before <br /> subdivision review can proceed and a residential building <br /> permit issued. <br /> RECOMMENDATION: The Planning Board recommends approval of the <br /> requested amendments to the approved planned unit <br /> development site plan. <br />
