DRAFT PLANNING BOARD MINUTES <br /> 4 <br /> Presentation by Susan Smith. <br /> The purpose of this agenda item is to consider <br /> approval of the Preliminary and Final Plats for <br /> Peeler Creek Subdivision. <br /> The Planning Board recommended approval of the <br /> preliminary plan for Peeler Creek Subdivision on <br /> February 18, 19$5. The County Commissioners <br /> approved the preliminary plan on March 6, 1985. The <br /> Final Plat was approved by the Planning Board on <br /> April 15, 1986. <br /> Final plat approval is valid for 6 months as stated <br /> in Section III-E-3 of the Orange County Subdivision <br /> Regulations. This approval has expired and the <br /> developer did not record the plat. To avoid an <br /> additional month 's delay in the approval schedule, <br /> the planning staff recommends that the preliminary <br /> and final plat be reconsidered for approval at the <br /> same meeting. <br /> The property in question is located in Bingham <br /> Township off Ferguson Road (SR 1948) . it Is known <br /> as Lot 8, Tax Map 37B. There are 8 lots proposed <br /> out of approximately 16. 16 acres. Each lot is 1 .5 <br /> acres or larger. The property is zoned A-R and is <br /> designated Agricultural Residential and Rural <br /> Residential in the Land Use Plan. The front <br /> portion of the property is in the University Lake <br /> Watershed and a stormwater management report has <br /> been received for this portion of the subdivision <br /> which includes 4 lots. These lots are referenced <br /> as Lots #5, 6, 7 and 8 on the plat. <br /> The applicant is proposing a Class B road to serve <br /> the eight lots. <br /> The addition of 8 lots to this area could add <br /> approximately 60 trips per day to Ferguson Road. <br /> There is no traffic count date available on <br /> Ferguson Road . However, the addition of this <br /> subdivision would have a minimal impact on the road <br /> system. <br /> There has been no change in the development <br /> ordinances or in the conditions around the site <br /> which would affect the reapproval of this <br /> subdivision. Therefore, the Planning Board <br /> recommends approval of the Preliminary Plat. <br /> NOTION: Shanklin moved approval of the preliminary and <br /> final plats for Peeler Creek. Seconded by Yuhasz. <br />
