The property is zoned A-R <br /> and is designated Agricultural Residential and Rural <br /> Residential in the Land Use Plan. The front portion of the <br /> property Is in the University Lake Watershed and a stormwater <br /> management report has been received for this portion of the <br /> subdivision which includes 4 lots. These lots are referenced <br /> as Lots #5, 6, 7 and 8 on the plat. <br /> The applicant is proposing a Class B road to serve the eight <br /> lots. <br /> IMPACT: The addition of 8 lots to this area could add approximately <br /> 60 trips per day to Ferguson Road. There is no traffic count <br /> date available on Ferguson Road. However, the addition of <br /> this subdivision would have a minimal impact on the road <br /> system. <br /> RECOMMENDATION: There has been no change In the development ordinances <br /> or in the conditions around the site which would <br /> affect the reapproval of this subdivision . Therefore, <br /> the Planning Board recommends approval of the <br /> Preliminary Plat. <br />
