The <br /> property is referenced as part of Lot 2 of Tax Map <br /> 6, Block B. it. is bordered by agricultural <br /> development. The tract . is <br /> Agricultural Residential on the Land dUse gPlan. as . <br /> There are three (3) lots proposed out of 45.7 <br /> acres. The lot sizes are 1 .47 acres, 1 .09 acres and <br /> 1 .17 acres. The property is zoned Agricultural <br /> Residential . <br /> Two (2) Orange County Class "Cu private roads are <br /> proposed to provide access from . <br /> Meadowbrook Trail provides access for Lot S11 toSSR <br /> 1554 Via Friendship Lane. <br /> The proposed lots will be served by on site sewage <br /> disposal and water systems. <br /> Fire protection for the property is provided by the <br /> Orange Rural Fire District. Law enforcement is <br /> provided by the Orange County Sheriff's Department. <br /> It will be patrolled on a 24 hour basis. <br /> Development of this subdivision would have minimal <br /> impact on the area. The projected traffic <br /> generation for this subdivision is approximately <br /> 28.53 (9.51 trips x 3 lots) trips per day. <br /> According to the Department of Transportation, the <br /> 1984 (most current) traffic count for SR 1554, <br /> determined from the east side of the intersection <br /> of SR 1554 and SR 1555, is 60 average daily trips. <br /> The Planning Staff recommended approval of the <br /> Preliminary Plan contingent upon the following <br /> conditions: <br /> - Survey and designate the location of the <br /> floodplain and buffer for Nancy Hill Creek on the <br /> Final Plat <br /> - Provide a notation on the plat stating that <br /> development is restricted within the floodway, <br /> floodplain and buffer areas. <br /> - Designate a 60 foot pedestrian easement along <br /> either side of Nancy Hill Creek for a total <br /> easement of 120 feet. This area shall be dedicated <br /> as a pedestrian and non-motorized vehicle easement. <br /> A notation providing for the dedication shall be <br /> placed on the plat. <br />
