The property is referenced as part of Lot 2 of Tax Map 6, Block B. it. is bordered by agricultural development. The tract . is Agricultural Residential on the Land dUse gPlan. as . There are three (3) lots proposed out of 45.7 acres. The lot sizes are 1 .47 acres, 1 .09 acres and 1 .17 acres. The property is zoned Agricultural Residential . Two (2) Orange County Class "Cu private roads are proposed to provide access from . Meadowbrook Trail provides access for Lot S11 toSSR 1554 Via Friendship Lane. The proposed lots will be served by on site sewage disposal and water systems. Fire protection for the property is provided by the Orange Rural Fire District. Law enforcement is provided by the Orange County Sheriff's Department. It will be patrolled on a 24 hour basis. Development of this subdivision would have minimal impact on the area. The projected traffic generation for this subdivision is approximately 28.53 (9.51 trips x 3 lots) trips per day. According to the Department of Transportation, the 1984 (most current) traffic count for SR 1554, determined from the east side of the intersection of SR 1554 and SR 1555, is 60 average daily trips. The Planning Staff recommended approval of the Preliminary Plan contingent upon the following conditions: - Survey and designate the location of the floodplain and buffer for Nancy Hill Creek on the Final Plat - Provide a notation on the plat stating that development is restricted within the floodway, floodplain and buffer areas. - Designate a 60 foot pedestrian easement along either side of Nancy Hill Creek for a total easement of 120 feet. This area shall be dedicated as a pedestrian and non-motorized vehicle easement. A notation providing for the dedication shall be placed on the plat.
