The projected traffic generation for this <br /> subdivision is approximately 28.53 (9.51 trips x 3 lots) <br /> trips per day. According to the Department of <br /> Transportation, the 1984 (most current) traffic count for SR <br /> 1554, determined from the east side of the intersection of <br /> SR 1554 and SR 1555, is 60 average daily trips. <br /> RECOMMENDATION: The Planning Staff recommended approval of the <br /> Preliminary Plan contingent upon the following <br /> conditions: <br /> 1 ) Survey and designate the location of the floodplain <br /> and buffer for Nancy Hill Creek on the Final Plat <br /> 2) Provide a notation on the plat stating that <br /> development is restricted within the floodway, <br /> floodplain and buffer areas. <br /> 3) Designate a 60 foot pedestrian easement along either <br /> side of Nancy Hill Creek for a total easement of 120 <br /> feet. This area shall be dedicated as a pedestrian <br /> and non-motorized vehicle easement. <br /> providing for the dedication shall be placed oontthe <br /> plat. <br /> The Planning Board recommends approval of conditions # 1 and <br /> #2 and the condition which follows: <br /> Provide a septic easement which assures that Lots #1 , <br /> 2 and 3 will have access to the remaining acreage for <br /> septic tank repair areas and provide a notation on the <br /> plat and documentation for recordation in the Register <br /> of Deeds stating the same. <br /> The Planning Board did not recommend the attachment of <br /> condition #3 listed above. <br />
